When is this Going to Stop?

When will the craziness stop? It’s probably the question I get asked the most frequently…and my answer is, “not anytime soon!” Keep reading to see why I believe we’ve just hit the inflection point in Austin’s growth curve and why NOW is the time BUY!

DEFINITION: Hockey stick growth is sudden and extremely rapid growth after a long period of linear growth. The term is often used to describe what happens when a startup business finds its market niche and market conditions are positive.

OPINION: Austin had steady 6-8% residential real estate price appreciation since 2008. In 2021, fueled by massive corporate relocation and star-aligning pandemic conditions, we hit an inflection point and now we’re in for an extended surge in growth. 

Here are the biggest factors playing into this extended growth cycle:

ULTRA DEMAND

The Texas Governor’s Office Recent Project Announcements page highlighted 16 new projects in April alone! They include Meta in Temple, Deere & Co. in Austin, Sovereign Flavors in Kyle, Stream It in Austin, STV in Austin and Go Student in Austin. Austin remains the premier destination for companies to both relocate and expand. These announcements are in addition to Tesla, Meta downtown and other corporate giant moves already announced.

SUPPLY CHAIN DISRUPTION

Austin area home builders are working to put homes on the ground, but this might be might be one of the hardest times to build due to supply chain issues and high costs across the board. These delays extend the time of delivery, making it hard to “catch up” on the supply side of the equation as more people move to Austin each day and additional corporate relocations are announced.

LIMITED INVENTORY & RISING PRICES

In March, inventory in the metro ticked up slightly from February, from 0.4 to 0.5 months, while the median home price reached a historic high of $521,100. The city of Austin shattered its previous median price record, reaching $624,000 in March, up 22% from the prior year. Citywide inventory also sat at 0.5 months, a fraction of a healthy market’s six months.

ADVICE: Double-down on Austin real estate! Real estate values in Austin are just at the BEGINNING of an extended upward trajectory, especially in the urban core. My advice is to seize this opportunity to get into the market and ride an extended wave of appreciation.

Easter brunch at this Clarksville classic from McGuire Moorman is a buffet that includes truffled deviled eggs, lamb porchetta, seafood towers, pastries, and more.
