What Created the PERFECT Austin Real Estate Storm?

It’s all true…the stories you’re hearing from friends about outrageous sales prices, multiple offers and buyers coming in from all parts of the country. The lack of inventory, low interest rates, the work from home by-product of Covid and company relocations have created the prefect storm in the Austin real estate market AND it’s not over YET!


They’re loading the trucks and moving to Texas, and not just from California. It’s Michigan, New York and Illinois too! Covid certainly impacted these moving decisions. Now that people can work from anywhere, we’ve seen an influx of new residents, many from the East and West coasts.


More companies are relocating to Austin than anywhere else in Texas. During the pandemic, 154 companies announced plans to relocate or expand here in Austin. With that comes more jobs and the need for more housing. We were already in sellers market prior to the pandemic. 


The prices are a bit shocking to everyone, even those of us in the business. It’s the new normal to see desirable homes under $1M selling $200+k over list price. In the luxury market homes that sold in the $2M range just a year ago area easily selling close to $5M. In addition buyers have to waive appraisals and other contingencies just to be competitive. 


It’s simple supply and demand…in the outlying areas builders won’t be able to put enough new construction on the ground to make a dent in the demand side of the equation for at least 2 years. In closer in locations, land is hard to find and expensive.  For the foreseeable future, there will continue to be upward pressure on price. If there’s ever been a better times to sell, I haven’t seen it!
