When the market turns this sharply, there are a multitude of typical real estate sins that can be forgiven! Experts say the US housing shortage is far from over -US inventory levels were at 1 million units in January 2020 and are now less than half of that, sitting a little over 400,000 in January 2022.

In this deep seller’s market, these 3 real estate sins are now forgiven, maybe even rewarded! 


In a more normal market, pricing your home too high was a cardinal real estate sin, often backfiring on over-confident sellers. Their big-ticket homes would unintentionally make the competition look more attractive. I still believe that pricing way out in front of the market could have negative consequences, but with so few homes to choose from, buyers can’t be choosy! Today an over-priced home will still sell but it might take more than one weekend!


I used to caution home buyers about being house poor. I personally didn’t want our buyer clients burdened with a large house payment, something that made it hard to afford other aspects of life. However, in this market, I’m urging buyers to utilize ALL their purchasing power. Values are going up quickly so the more house you can buy, the more equity you’ll have. Interest rates are also ticking up so buy the most you can NOW!


Before the pandemic, pools and outdoor living spaces were a requirement in the luxury price points, but their value didn’t always translate into a monetary advantage. I told clients to install them if they would enjoy them, but not to expect a dollar for dollar return on the investment. That has completely changed! Today I’m seeing homes with pools command top dollar in all price points. Home is now a sanctuary and EVERY amenity counts in terms of personal enjoyment AND resale (and rental) values!
