Here are things to consider when making the decision to purchase an existing home or build new.
Price: In a normal market, resale prices are fairly predictable which allows buyers to set a budget and focus on an area. Today’s market is anything but normal – almost EVERY home fetches multiple offers and sells over the asking price. Given the low inventory, it may be harder to pinpoint price in the resale market.
If you want to lock in pricing early, building may allow to do so. You are the one making the decisions about architecture, finishes, landscaping, etc. Therefore, you have control over the budget. Hire your team and secure pricing on high cost materials like steel, concrete, lumber and appliances early.
Location: Resale homes tend to be in established areas surrounded by neighbors, parks, schools and other amenities. If you’re looking for a sense of community, a resale home in a new or established neighborhood might be the best route.
Semi-Custom building would be purchasing a lot in a master-planned community and working with one of their builders. This process allows you to make floor plan and design selections, but you’re limited to the lots that builder has to choose from.
Custom building allows to purchase a lot anywhere! After you’ve secured your location, you’ll hire an architect and a builder to bring your vision to life. This process has more up front costs and a longer lead time but affords you the opportunity to do what you want, where you want.
