Record Breaking June Stats

SOLD PRICES РAcross the Austin area average sold prices are up 39.7% in year over year in June and up 36.5% year to date. 

DAYS ON MARKET РAcross the Austin area the average days on market dropped from 44 days to 14 days year over year in June and down from 58% from 51 to 21 days year to date. 

What does the DATA mean?
Generally it means there are still more buyers in the market than homes are available to purchase. The good news is that new home builders are starting to catch up in the suburbs! I saw an “available” sign this week and the bidding wars for new lots has slowed. Prices are still at record highs, but I think they’ll stabilize between now and the end of the year.¬†

How long can it LAST?
In highly desirable, central Austin areas, this is probably the new normal Рthere will likely be multiple offers and price escalation in great neighborhoods for the foreseeable future.  I also see increased competition and price escalation continuing for acreage properties and lake area sales.
