Preliminary June Market Report

The June market reports are out, and the current sales and pricing conditions in Austin are rated as STRONG but trending towards more normal market conditions. Here’s the data!
PRICES STILL UP! 
 
The median sales price in the Austin area MLS is $530,000 which is up 12.77% from one year ago. The average sales price is up 11.56% to $653,936 from June 2021.  This in an indication that there is strong demand in the market, but buyers are more cautious in this environment.

AVERAGE DAYS ON MARKET

The average number of days a home stays on the market is down to 15.37, that is a 1.64 day decrease from June 2021. Listing inventory is rising! Listings increased 124% over June of 2021 to 3800 homes, but that is still about 1/2 of the 7800 that were on the market in June 2019.

UNITS SOLD

This is the area where the we do see the impact of interest rate increases. The number of units sold was down 23.22% to 3,534.  In an effort to combat buyer hesitancy, builders are now offering some incentive and adjusting new home pricing for the first time since pre-pandemic.
