Another Twist in an Incredible Market

The last two years in Austin real estate have afforded us one great plot twist followed by another! First there was the uncertainty of a pandemic followed by a  meteoric rise in pricing and now drastic interest rate hikes by the Fed to curb the nation’s growing concerns over inflation and a recession. Through it all, Austin has been resilient  one of the country’s brightest economic spots boasting of corporate relocations and accelerated job growth. I think Austin will continue to be standout market. Here’s what I think we can expect going forward:

STILL SELLER’S MARKET

There’s no doubt that interest rates will keep some buyers on the sidelines, but generally speaking that will just mean we’ll see more “normal” conditions. Not every home will sell in one weekend. Not every home will sell over-asking price. Sellers will not have all the leverage. BUT make no mistake…this is STILL a deep seller’s market. Buyers will continue to compete for quality homes.

STRONG JOB NUMBERS

Employment numbers influence Wall Street, are predictive of economic health, and impact the real estate market – we track jobs closely. Of course we watch big companies like Dell, Oracle, Meta, Tesla & Google. However that’s just one segment of the jobs being created in Austin – the start up ecosystem is valued at $1.9 Billion! Our venture capital funding rivals any place in world. This is a place where new businesses create jobs and THRIVE!

PRICING AND AFFORDABILITY

We’ve all watched Austin prices skyrocket over the last 24 months, but  we remain more affordable than other markets with high-paying tech jobs and a great quality of life. According to the Norada article, the median sale price for a Bay Area home last month was $1.54 million and Los Angeles County close to $1M. In the City of Austin the median closed sale price May 2022 was $685,000.

DEMAND FOR AUSTIN IS STRONG

Even as the feverish pace of buying slows, the demand for Austin remains VERY strong. According to the numbers published by the Austin Board of Realtors in May, the Median number of days a house was on the market was FIVE and prices were still headed upward. I expect the enthusiasm will slow a bit, but that’s still a lot of buyer demand couple and supply has yet to catch up.
