The May numbers aren’t quite out, but I’m feeling a change in the market, I could not be more excited because a shift (even a subtle one) creates a new set of real estate opportunities! I once heard that “wealth is never created in a perfect market” – so now is the TIME!¬†

Here are some of¬† the tactics I’m using to give our buyers, sellers, builders and investors the BEST chance to FIND and EXTRACT hidden real estate opportunities.¬†


Over the last two years, a growing number of Austin’s residential transactions have been happening off-market, meaning that they were not publicly listed on the MLS. Fortunately we’ve been able to find these opportunities for our clients giving them the BEST chance to get into the market.


Austin is still wildly popular and people¬† continue to head this way. The demand side of the equation remains STRONG so the pressure has been and will remain on finding properties. We’ve been able to reach out directly to our past clients and investors with “ready-made” deals creating a “win” for both parties.


Sometimes real estate success is because of WHAT you know and sometimes it’s because of WHO you know. I can’t think of a time when relationships have mattered more. In many multiple offer situations, we did not submit the highest price but still WON because we leveraged our relationships to create the best TERMS for both parties.


I have my ear to the ground. I’m¬† connected to other agents and pay attention to developer and builder announcements. I attend industry events and meet with influencers.¬† This is how I stay out in front of the market and use what I’ve learned to pinpoint opportunities for our clients.
