February Statistics, Strong Demand

The preliminary numbers for the month of February 2023 showed an uptick in demand (which is now a strong trend) as prices declined marginally Month Over Month (-4.4%) and relatively considerably Year Over Year (-11.2%). In short, prices are is slightly lower but sales activity has picked up considerably – buyers are back in the market!

Key Highlights:

  • Months of Inventory in the Metro remained relatively unchanged, the city of Austin inventory sits at 4.1 MOI.
  • Avg Days to Sell increased to 70 days from 25 in 2022.
  • Avg Sold Price in the Metro declined by -4.4% Month Over Month compared to January 2023.
  • Interest rates climbed in February and finished the month approaching 7%.
  • Under Contract units improved again with a -9.6% YOY decline from Feb 2022.
