When the market is this heated, how do you determine the “real” value?  It’s a legitimate question with a not so straight forward answer. In the end, value is what a buyer is willing to pay, but here are the things that  most significantly impact price in today’s market.

1. LOCATION

Even though we’re breaking lots of tried and true real estate rules in these unprecedented times, one thing that remains is that location is the single most important determination of value. Homes with close proximity to downtown Austin, on the water or located in coveted school districts remain some of the highest valued homes in our market.

2. VALUE

Homes in Austin are more expensive than they have ever been. In February, the median home price for the Austin metro reached $499,995, according to data from the Austin Board of Realtors. Buyers know they are going to pay a lot for a home so those properties that offer value like luxury updates, outdoor living spaces, large lot sizes, an upscale location (especially waterfront) seem like better investments.

3. FUNCTIONALITY

Today’s buyers still have the pandemic experience fresh in their memories. Homes with larger more functional spaces are highly sought after given that more people are working, exercising and studying from home than ever before. Features that command the extra dollars include gyms, pools, outdoor living areas, bars, and dedicated office space.

4. MOVE IN READY

Inventory is so low that buyers are willing to make sacrifices, including doing some work themselves. However, homes that are completely updated are commanding an extra premium because it’s so difficult to find reliable contractors to do renovation work. When you do contractors, their rates are often high and project are taking an unusually long time to complete.

Activity in the $10 million-plus home sales range accelerated in 2021 as much as it did among much lower price brackets. New York-based real estate tech-company brokerage Compass Inc.
