The Austin real estate market is the talk of the town. Buyers are sharing war stories and battle scars, agents are moving at a phrenetic pace as multiple offers are the norm, not the exception and nobody can believe how quickly prices have escalated. Many thought the market would settle down as we moved into 2022, but instead it looks like we’re in for a repeat of that frenzied 2021 pace. Here’s why…
1. HOW LOW CAN IT GO?
At last check, the Austin Area MLS has just 2000 available residential units. In real estate terms that’s a little over 2 weeks worth of inventory and only about 10% of number of homes we typically see on the market at this time. The good news is that most inventory hits the market between March and July so buyers will soon have more options to choose from.
2. PRICE ESCALATION
Multiple offers and over-asking prices with seller-friendly terms are the not the exception, but the rule. It’s been that way for a while, but the impact this has had on price is unprecedented. The average sold price in the metro area saw a huge gain of +30.9% in 2021. Strong competition for today’s limited supply is bound to push prices upward at a similar pace this year.
