It's Peach Season & Summer Selling Season
Peach season in Texas is typically mid-May through mid-August. The variety and the quantity of peaches available will vary over the four months of peach season in the Texas Hill Country. Coincidently that aligns with Austin’s summer selling season. Here are few things you should know as we prepare for Summer real estate 2022. 🍑
MORE INVENTORY
It’s feeling different out there…this week I noticed more homes hitting the MLS and a few homes staying on the market a little longer than one day! Generally speaking this is GOOD NEWS! Where we’ve been the year and half isn’t sustainable — the combination of higher prices and higher interest rates have priced buyers out of the Austin market.
INTEREST RATES
By the end of 2022, experts anticipate that the 30-year fixed mortgage rate could land between 4.8% and 7.0 percent. For the 15-year fixed mortgage rate, their predictions fall between 3.9% and 6.0 percent. While the rate increases are designed to curb inflation, they certainly won’t make Austin real estate any more affordable. It’s time to buy!
PRICES UNCHANGED
Even if the enthusiasm tempers a bit, it will still take some time to see a change in Austin real estate pricing. That’s because we’re cooling from rapid boil to a boil…that means there are still more buyers in the market than homes for sale. Instead of 15 offers, sellers might only get 5 which still means multiple offers and over asking prices
