HOME SALES PEAK IN THE SUMMER

Home-selling season peaks in the summer, which means it’s a good time to sell your home. Increased demand for homes also means your home is likely to sell for more during these months. Let’s talk about what’s happening with sales activity in your neighborhood, Courtney 512-809-5495.

MORE HOMES TO CHOOSE FROM

We’re still seeing a massive influx of companies either relocating or expanding in the Austin area creating jobs and this new workforce needs a place to live. It’s still a very heavy seller’s market, but we are seeing an uptick in housing supply as we go into the summer months. This change, no matter how small, is a welcome sign for people looking to buy.

SCHOOL IS OUT, TIME TO BUY

Today marks the last day of classes for Austin ISD and many private schools. You’ve earned a lazy summer lounging by the pool or enjoying family picnics. Many families also use the time away from a structured schedule to make a move so kids have time to adjust to a new school at the beginning of the year.

RISING RATES

Rising rates don’t have to derail your home buying plans. Although there is a psychological barrier when facing mortgage rates that are higher than what they were just a few months ago in the grand scheme of things 5% still isn’t that high of a rate, The Fed has indicated that rates are likely headed upward, another reason to buy this summer!

PRICES ARE TRENDING HIGHER

The shortage of supply and an increase in the demand for housing will likely push the home prices higher throughout the year. While that pace might slow, Austin’s immense population immigration, especially post-pandemic combined with continued labor shortages and supply chain challenges will mean that buying this summer makes sense!

Estimates released the U.S. Census Bureau rank Georgetown and Leander Nos. 1 and 2, respectively for population growth from July 2020 to July 2021. Georgetown grew faster (at 10.5 percent) than any other U.S. city with at least 50,000 residents during the time period. .
