📉 Inflation Cooler & Mortgage Rates Lower 💵

On Thursday 11/10, we set a record for single day drop in rates after inflation came in cooler than expected.
The change in rates was triggered by the CPI (Consumer Price Index) report. This report is one of two key inflationary measures, and it came in better than expected. The bond reacted to the report and because bonds dictate interest rates, we saw a change in a positive direction for the mortgage industry and consequently the housing marketing.
Rates for the 30 year fixed closed at 6.62% which was a 0.6% drop!

- Months of Inventory increased to 4 MOI from 3.7 in September
- Avg Days on Market increased to 40 compared to 18 in Oct 2021
- Avg Sold Price increased +7.3% in the Metro and +12.7% in the City of Austin
- Withdrawn/Expired Listings increased considerably, more than tripling in the Metro area
- New Listings decreased by -289 units
- Pending units are down by -40%
