As our market continues to adjust, I think you’ll see buyer and lender incentives until the year’s end followed by a robust spring market. If you’re looking for a “window of opportunity” this is it!
Buyer Incentives: Sellers are offering some of the best pricing we’ve seen in years. It’s not uncommon to see homes in some areas with $100K price adjustments.
Lender Incentives: We saw rates drop last week and that rate seems to be holding at 6.6%. Lenders are offering 60 day rate locks and buy down programs.
Data from the October Central Texas Housing Report indicates the continued return to normal activity, with inventory rising to 3.2 months. Median home prices in the MSA continue to trend towards more stable and sustainable appreciation even while hitting $474,900—a record for the month of October.

OPERATION TURKEY
Operation Turkey aims to provide 45,000 meals to those in need on Thanksgiving Day. Visit Operation Turkey to help by making an online donation, keeping in mind that a gift of $25 can feed 10 people. COATS FOR KIDS
The Junior League of Austin, Jack Brown Cleaners, 98.1 KVET, and KVUE partner to ensure that the children of Central Texas stay warm in the winter by collecting and distributing warm coats to eligible children. If you would like to donate a coat, please drop it off at any Jack Brown Cleaners location, beginning Nov. 14. You can also make an online donation in which every $20 buys a new coat HERE.
THUNDERCLOUD TURKEY TROT
This year is the 32nd anniversary of the ThunderCloud Subs Turkey Trot, Austin’s favorite Thanksgiving day tradition with 100 percent of proceeds benefiting Caritas of Austin. It is happening this year on Nov. 24th at 9:30 a.m. at the Long Center with a 5-mile run, 1-mile walk, and the Stepping Stone School Kids-K. A virtual option is also available. HEB FEAST OF SHARING
H-E-B Feast of Sharing will serve traditional Texas-style meals at all its dinner locations in the state. Each event is filled with music, activities for the family and a variety of free services such as health and wellness screenings and flu vaccinations. Some gatherings even get a visit from Santa! Additionally, in select cities, H-E-B Partners (employees) and other volunteers will deliver holiday meals to homebound seniors and others who are unable to attend the event. MORE
