You’ve heard about them….investment trusts that own and manage a group of commercial properties or mortgages. That’s been done for years…but what’s been picking up steam is the number of institutional investors that have jumped into the residential sector, specifically single family.
The surge has a good reason. Single-family rental REITs last year outperformed other property-sector REITs by 23%. Now the suburbs are starting to see the impact – a shift to a larger number of renters. According to a recent National Observer article, “Suburbs in the nation’s 50 largest metros have seen population increase of 4.7 million since 2010. Nearly 80% were renters.”
