I had the privilege of participating in an HousingWire real estate conference this week. At the conference, industry experts and analysts dove into crucial statistics shaping the US Housing market.

As the housing market adjusts post-pandemic, grappling with rising interest rates and a surge in inventory from historically low levels, I wanted to share my insights and projections about how these trends might impact you and your ability to buy and sell in the Austin market.

  • Weekly US residential listings: to 67,000 this week
  • Inventory change in the state of Texas: 43.9%
  • Inventory change in Austin: 8,229 units active today
  • National Home Price: 3% to a median price of $447,527
  • All time National Home Price: 2024 Record Set! by 1%
  • Nationally in April 2024: 32.1% of active listings had price reduction.

It appears that inventory numbers are growing nationally and locally. That increase along with rising interest rates will put some pressure on prices, downward from an all-time high.
