Perfect Storm
This Saturday will mark the the 174th running of the Kentucky Derby. The race is known as “The Most Exciting Two Minutes in Sports” or “The Fastest Two Minutes in Sports” because of its approximate duration. Given the SPEED of the Austin Real Estate Market, I thought I’d share some records of our own…

LESS THAN ONE MONTH SUPPLY 

We’re setting records! All of the fiery ūüĒ• red color you’re seeing on the map is an indication of 1 month or less of available inventory. That covers all the way North in Burnet County to South in Hays County — in all corners of the market we’re seeing overwhelming demand and dwindling supply.¬†

MEDIAN SALE PRICE JUMPS

One of the best ways to illustrate the intensity of the market is through a heat map. This tool allows us to see the percentage increase in sales price for each geographic area of our market. In almost all cases, the media sales price is up between 5% and 25% Year to Date over 2020.

NUMBER OF SALES   

Another interesting market statistic is the number of sales. In the outlying areas where there demand and supply are more in equilibrium, sales have increased. In some of the most desirable parts of Austin, the number  low inventory, a result of low inventory or lack of supply rather than demand.

WHAT DOES IT MEAN?

Current conditions will likely persist into 2022. Low interest rates, new job creation, a high quality of life, relative low-cost of living and the freedom to work from home have record numbers of people relocating to Austin. The influx is creating demand while supply is much tougher to create and will take time.

Just like the derby, the Austin real estate market will be one of “The Most Exciting Markets in the Country” with homes selling in “Less than Two Minutes”!¬†
