Here are the insights from January.
Months of Inventory in the Austin Metro area remained relatively unchanged sitting at 3.9 months of inventory. The city of Austin inventory sits slightly lower at 3.6 months.
Average days to sell increased to 65 in the Metro from 24 DOM in Jan 2022. The City of Austin saw an increase to 51 days from 25 in 2022.
Average sold price in the Metro was almost perfectly flat in Jan 2023 vs Dec 2022. This is an indication that we’ve hit bottom.
Year-over-year pricing saw declines which is to be expected for the next several months.
Under Contract units saw the smallest year-over-year decline since May of 2022! Another strong indicator that the market has bottomed and buyers are returning.
