Here are the highlights of the 2023 Austin residential market:

  • Avg Sold Price declined -8.07% from 2022 to 2023.
  • Med Sold Price declined -10.21% from 2022 to 2023.
  • Units Sold dropped -9.75% from 2022 to 2023.
  • Inventory remains tight at 3.0 MOI in 2023.
  • Avg Sold Price increased 46.2% from 2019 to 2023.
  • Avg Annual Appreciation from 2013 to 2023 was 6.5%

The pandemic caused extreme buyer behavior, and it appears that 2023 was the year things corrected. As we move into 2024, we’re expecting a more normal year. In Austin that means steady growth. We continue to look to job and population growth as they are the primary drivers of Austin’s real estate market (people need a place to live). Prices corrected last year and we expect to see an increase in both sales volume and price as we head into spring.

What Does this Mean for YOU?

Sellers– It’s GO time! This spring is likely to be the perfect opportunity to list your property. Buyers have been on the sidelines, but are reentering the market. It’s likely that prices already hit bottom and are starting to rebound. Catch the spring momentum!

Buyers– The spring market is just around the corner which means more inventory. Make sure you are pre-qualified and ready to make an offer. I anticipate a healthy amount of buyer activity as we move into February and March. Let’s talk about your next move!
