I hope your year is off to a terrific start. Here are few things I’m paying attention to as we navigate the 2023 residential market.
Over the last couple of months we’ve watched interest rates rise to their current 6.5%. While the higher interest rates will increase a buyer’s monthly payment, it’s only one part of the equation.
Sales prices have leveled off and buyers have more leverage than they’ve had in a couple of years. Instead of paying $1.7M for a home listed at $1.5M, it’s likely in today’s market to negotiate a lower price. It has been customary in our market to see sales prices at 96% of list price. After the extreme price acceleration, sellers have a lot more equity and reductions could be even greater.
Even though rates are higher, sale prices are lower which could mean a very similar monthly payment.
