Summer Market Isn’t
Taking a Vacation

If you follow the Austin real estate market closely, you know that the week leading into the Fourth of July is typically one of the quieter stretches of the year. Families are traveling. Kids are out of school. The World Cup is on this year. In most years, real estate politely takes a back seat for a few days.

This year has been different.

In fact, it’s been one of the busiest weeks I’ve had in quite some time.

Over the past several days, I’ve met with sellers of spectacular Hill Country ranches, toured unique estate properties, launched the debut of our newest listing in Clarksville, written offers on luxury homesites in Westlake, and coordinated multiple overlapping showings at several of our listings. Instead of slowing down, the market has quietly kept moving.

To me, that’s an encouraging sign.

When buyers remain active during a holiday week, despite vacations, sporting events, and all the distractions that come with summer, it usually tells us that the people in today’s market are highly motivated. They’re not casually browsing. They’re making decisions.

That creates opportunity for sellers.

If you’ve been considering making a move this summer, there may be a stronger audience waiting than you realize. More engaged buyers create more competition, and competition is what every seller hopes for.

As always, real estate is hyper-local, and every neighborhood tells its own story. But the energy I’ve felt over the last couple of weeks gives me optimism for the remainder of the summer market. Momentum creates confidence, and confidence creates transactions.

As we celebrate Independence Day this weekend, I hope you find time to slow down with family and friends, enjoy everything that makes summer in Austin so special, and maybe even spend a little time dreaming about what’s next.
