The Austin housing market observed an uptick in activity in May as the market continues to readjust to broader macroeconomic conditions. On a month-over-month (MoM) basis, the median sales price remained flat, although sales ticked up considerably to over 3,400 (+15.7% MoM). A significant uptick in total sales dollar volume (+14.4% MoM) accompanied the rise in sales. The close-to-original list price ratio measured 94%, which indicates a two-fold phenomenon: sellers are more accurately pricing their homes and buyers are more responsive to those prices. Months inventory reached its highest level since September 2012 (3.4 months), while days on market fell from 72 days in April to 65 days in March. Active listings flatlined MoM, while new listings increased 4.3% and pending sales declined nearly 4%, likely a result of sustained high mortgage rates in May.
