The HOTTEST Trends
Each year the National Association of Realtors (NAR) allocates tremendous resources towards consumer surveying and data analysis. They produce some of the most extensive economic forecasts in the world. Here are the TRENDS they’re watching:
🏠 Buying Trend – Second Homes – NAR is seeing a historic high in 2nd homes & vacation rental purchases.
🏠 Living Trend- Let’s Stay for a While – Traditionally people moved every 6 years, now it’s 10 yrs. They’re not switching jobs, marriage rates are down, birth rates are down.
🏠 Building Trend – Repurposing – We’re starting to see malls & hotels turned into residential developments. The structure & materials are there, so the development time is shorter.
🏠 Buyer Trend – Buying Blind – In 2020, 3% of buyers purchased properties sight unseen, but NAR reports that number was up to 10% already this year. Obviously Covid keep buyers at home for a bit, but they are trusting their agents and are more empowered by technology.
🏠 Living Trend -Multi Generation Homes – More extended families are living together. They can put their money together and buy a bigger house. In the higher end markets, we’re seeing more casitas and ADU’s.
🏠 Financial Trend – Affordability – It was only a matter of time before price increases made it hard for entry-level buyers to get in. 1st time home buyers have dropped to a 33 year low to 31% (the average is 40%)
