SPRING IN AUSTIN

Spring in Austin is one of my favorite times of year. Wildflowers are starting to line the roads as I drive between appointments with sellers who are chomping at the bit to get their homes ready for the spring market. The buzz of SXSW is in the air, and with the convention center closed this year, the festival has spread across venues all over town, making the energy of Austin palpable everywhere.

Tonight Rodeo Austin kicks off with the Eli Young Band—celebrating our Western heritage while supporting Texas kids through 4-H, FFA, robotics, public speaking, art, and livestock shows. Add that to a warming real estate market and it feels like the city is spinning in the best possible way.

The spring market brings incredible momentum. Fresh inventory excites buyers, while sellers finally get to showcase all the work they’ve put into preparing their homes. It’s when our marketing strategies really click—combining hyper-local expertise with the reach of platforms like Compass, Redfin, and Zillow—and the traction we’re seeing right now is exciting.

FEBRUARY MARKET UPDATE

February market data is in, and there are some encouraging signs. Home prices have stabilized, the number of new listings hitting the market is finally starting to decline, and pending sales are up nearly 14%. All signs that buyer activity is picking up as we head into the spring market.

• 1,887 – Residential homes sold, 3.6% less than February 2025.

• $412,000 – Median price for residential homes, 3.6% less than February 2025.

• 3,861 – New home listings on the market, 0.8% less than February 2025.

• 10,000 – Active home listings on the market, 4.8% less than February 2025.

• 2,690 – Pending sales, 13.9% more than February 2025.

• 6.5 – Months of inventory, 1.1 more than February 2025.

• $1,022,593,378 – Total dollar volume of homes sold, 7.1% less than February 2025.

• 91.9% – Average close to list price, compared to 93.2% in February 2025.
