Want to know what it’s like to be a real estate agent in this market? Here are the Top 5 Questions I get asked:


Pricing strategy in a deep seller’s market is a bit of an art and science. You don’t want to leave any money on the table, but you want to price attractively enough to generate interest. More interest usually means creating a multiple offer situation which can drive the final sale price well over the list price. I spend a great deal of time working with sellers to strike the appropriate balance. 


It’s hard to measure, but it’s very possible that 45% of home sales are happening off the MLS right now. Luckily in my 16 years of real estate work, I’ve curated a network of colleagues that specialize in specific price points, parts of town or types of sellers/buyers. With this knowledge, we can actively seek out off-market opportunities, leverage our relationships and grab properties before they hit the MLS.


It’s true, you can probably sell your home for more than you ever thought possible, but if you sell, where would you go? Most  sellers are 1. Selling investment properties 2. Moving outside of Austin 3. Building a new home or 4. Moving up to a larger home. If any of these paths make sense, let’s talk about how to take advantage of today’s environment. 


A new construction purchase is an exciting option for buyers. However, many new home communities and new condo projects have long waiting lists. Every builder is handing things differently, some will release a small numbers of homes close to completion.  Downtown condo projects will sell out before construction even starts. You need an expert to help you navigate the nuances, call me to find your NEW home. 


This question goes hand in hand with “When will this stop?”. The demand for homes in the Austin area is immeasurable and definitely the highest I’ve ever seen. Meanwhile supply is at the lowest levels ever. At the most fundamental level, this market isn’t going to normalize until these numbers are more in alignment. I think it will take at least two more years, so investing in Austin seems like a smart bet.
