It’s WILD out there — the Austin MLS has just under 2,000 homes listed, that’s just 10% of normal levels. We estimate that 45% of home sales are happening off market (and that percentage is much higher in the luxury market). Prices are still shooting upward and multiple offers continue to be the rule, not the exception. So how did Austin become one of the hottest real estate markets in country? Here are some of the reasons why…
TESLA & META & GOOGLE – OH MY!
It’s not an accident that many prestigious companies are flocking to Austin. Great weather, an abundance of educated workers and high quality of life are a huge draw for companies and their employees. Since 2004, Opportunity Austin, has sought to bring top-tier job creators to our region and have provided critical support in helping companies relocate and expand their businesses.
BITCOIN & BYTES
On the heals of SXSW, it’s easy to see that Austin is a hotbed for technology, startups and innovation. Apple has a new $1 billion campus with 15,000 employees. Tesla’s Gigafactory is nearing completion and will hire more than 10,000 people this year. Facebook/Meta recently signed a lease for 589,000 square feet of office space across 33 floors in downtown Austin. Google and Oracle also have a massive presence in town!

Austin’s culinary scene is lively…as expected TexMex and BBQ dominate the scene and Tacos are in a category all to themselves. Austin’s home to a wide variety of distilleries and cideries, as well as wineries and breweries. Whether you’re drinking a pinot noir or a fancy whiskey, you’ve got plenty of options in Austin! These concepts fuse together to create a very delicious Austin experience.
GO OUTSIDE
Austin’s outdoor activities are plentiful, from hiking, biking and walking trials to swimming holes and camping, there’s tons to do outside! If watersports are your thing, there’s paddle boarding and kayaking on Lady Bird lake or you can take a boat for a spin on Lake Travis or many of the area lakes. If you want to get lost in nature, explore the our city and state parks!
MUSIC TO MY EARS
We’re BACK! This years SXSW festival was a sign that live music in Austin — and the U.S. has emerged from the pandemic. Austin is the nation’s live music leader with five concert venues per 100,000 residents — plus nine music festivals planned for 2022, almost twice as many as the average U.S. city.
Austin has attracted companies and their employees from all over the world, creating an acute housing shortage. The housing shortfall is exacerbated by supply chain and labor issues, extending delivery times and driving up prices. We’re in for more of the same for the foreseeable future and rising interest rates will make it even more challenging for buyers in entry-level price points. We’ll continue to see explosive growth in suburban areas like Jarrell, Taylor, Elgin, Smithville, Lockhart, San Marcos, New Braunfels and in the Hill Country, west of Austin.
