PRICES PEAK – In some ways, residential real estate is different than other markets—in the spring when there is the most inventory, it’s often the time when we see the highest list prices. It sounds counterintuitive, but it’s a function of demand being seasonal.
GREAT COMPS – The spring market provides buyers and appraisers more comparable sold data to substantiate values. There is typically less data available during the winter months which means that a home that sold below its value may be the only data point available for appraisers to take into account.
