Let’s Talk about Water!

After a stretch of drought conditions, the steady rain we’ve seen over the last few days feels like a gift here in Austin. You can almost feel the landscape exhale. Creeks begin to move again, lakes start to recover, and our hills turn that familiar shade of green that reminds us why so many people choose to call this place home.

Water is not just a utility, it’s part of our culture and our lifestyle. Our weekends revolve around it. Whether it’s paddleboarding on Lady Bird Lake, fishing on Lake Travis, swimming in a Hill Country watering hole, or simply enjoying the sound of a creek behind the house, water shapes the way we live outdoors.

From a real estate perspective, water is also one of our most important, and increasingly scarce, resources. As our population grows and more people move here to experience this lifestyle, we face a very real responsibility to build thoughtfully and to manage our resources wisely. Growth is inevitable, but how and where we develop matters more than ever.

That means paying close attention to infrastructure, watershed protection, and long-term water planning. It also means recognizing that not every piece of land should be developed the same way. In some areas, conservation and smart density make more sense than expansion. In others, access to reliable water supply will increasingly shape property values, development feasibility, and long-term livability.

For our buyers, water is becoming an important part of due diligence. Questions about water sources, well capacity, municipal supply, floodplain location, drainage patterns, and long-term availability are no longer secondary considerations. For sellers and developers, demonstrating responsible planning and resilience will continue to build confidence in the market.

After a few days of rain, we’re reminded just how precious it really is.
