WHAT ARE TODAY’S TRENDS

I get asked, “What are you seeing?” in real estate almost daily. There are trends in the market, architecture, design, technology and amenities. Here are my picks for the NEXT BIG things in real estate.

LARGER HOMES

The average U.S. home has shrunk by more than 80-square-feet since 2015. Millennials will make up the largest group of buyers in 2020 – they have typically gravitated towards smaller homes in close proximity to amenities. However, after Covid, we may see that families will  want larger homes on larger more private lots. The “burbs” just might be cool again! 

DESIGNS WITH SEPARATE SPACES

Open concept floor plans typically turn the main floor living area into one unified space with little separation of the kitchen, dining and living areas, These undivided spaces have been all the rage in recent years. After Covid, we might see a return towards more defined spaces including offices, gyms, & studio spaces so people can easily work from home. 

MOVING CLOSER TO FAMILY 

Kate Lister, President of Global Workplace Analytics, says, “25-30% of the workforce will be working-from-home multiple days a week by the end of 2021”. The longer people are required to work at home, the greater the adoption when the dust settles. When corporate culture is changes and  people are not tied to their job location, being close to family becomes the priority.

ARTIFICIAL INTELLIGENCE

We’ll continue to see the use of Artificial Intelligence to make our lives easier, faster and better!  For many of us Alexa is already a fixture in every room. That trend will likely continue with everything from appliances and light bulbs to security and window coverings.  

ADU’s 

Auxiliary dwelling units, granny flats, studios, detached offices – whatever you call them, they are increasing in popularity and with the work at home numbers increasing, the trend will likely accelerate even faster!

VOLUNTEER with MOM!

You know your Mom wants to spend quality time with you…how about volunteering together? The Central Texas Food Bank is actively monitoring developments related to COVID-19.  They still need volunteers to help get food out to our neighbors who need it, so our volunteer operations are open.
