September Market Statistics

The September market statistics are in! Here’s what we’re seeing….

  • Average and Median Sold Prices declined YOY by 5.2% and 5.3%, respectively.
  • Pending Units increased by 8.9%, defying expectations during an election year.
  • Total Sales were down by 8.2%, aligned with predictions for Q3.
  • Average Days on Market increased to 80 days, the highest in a decade.
  • Months of Inventory jumped to 5.2 months, reflecting a more balanced market as sales slow and listings rise.

The current market presents more inventory and improved negotiation opportunities, particularly as sellers become more motivated with properties lingering on the market longer. Now is an opportune moment to buy before interest rates drop and competition intensifies. Although prices are softening, they are projected to stabilize again in 2025 as demand recovers.

With longer days on the market and increased competition, strategic pricing is essential. The market is not as fast-paced as last year, so anticipate extended market times, yet properties are still selling.
