Austin’s real estate market is a study in contrasts right now. On one hand, the total number of sales is down compared to years past, and inventory is higher than it’s ever been. Yet, one number stands out, almost defying logic. Despite the slower pace of sales, median prices between $500,000 and $3 million have risen in nearly every month of 2025.
According to a historical sale price trend report from the Austin Board of Realtors, in August, the average sales price hit $847,500, up from $780,000 last year. At the height of the market in 2021, the average was $735,000—meaning today’s prices remain stronger than ever.
This shows Austin’s resilience! The best-priced, best-condition homes are still selling quickly and setting the pace for appreciation. While some neighborhoods or properties see exceptions, across the board we are not experiencing drastic price drops.
