If it feels like May has been one of the busiest months of the year—you’re not imagining things! The sun is shining, patios are packed, and everyone’s soaking up the outdoors before the real heat hits. From weddings and graduations to Mother’s Day and Memorial Day celebrations, it’s a whirlwind of events. And don’t forget, the spring real estate market is in full swing, adding even more excitement to the mix! 

How’s the Market? It’s Healthy with a Side of Realism

We’re seeing steady market activity with homes selling and buyers still actively searching. But there’s a gap between what sellers hope to achieve—especially those anchored to peak prices—and what buyers are willing to pay in a market where inventory is rising and mortgage rates are hovering around 7%.

With more homes to choose from, buyers have the upper hand in terms of selection. Sellers, on the other hand, need to be realistic about pricing and ensure their home stands out from the competition—both in terms of presentation and value. The days of throwing a house on the market and expecting top dollar are behind us, at least for now.

The good news? Deals are still getting done. Buyers are making moves, and sellers who position their homes correctly are seeing success.

So, while you’re out enjoying all that Austin has to offer this May—whether on the trails, the water, or at backyard parties—remember that the real estate market is humming right along with the city’s energy.
